Signs of Foundation Leaks
Water leaks below the foundation of a house or business often go unnoticed until significant damage has already been done to the structure or mold has developed. The sewer and water pipes below the building’s concrete slab can become cracked and develop leaks because of foundation movement, corrosion, tree roots, and poor installation.
A foundation or plumbing leak must be diagnosed by a plumbing contractor, but there are a few tell-tale signs you may notice. If you see any of these symptoms, it’s time to call a licensed professional for detection, testing, and repair:
- Unusually high water bill
This is the most common way for a home or business owner finds they have a water supply line leak. You’ll notice a big jump in water usage, because over 10,000 gallons of water a month can leak out of even a very small hole. - Soggy or wet soil around the foundation
If your rain gutters are working properly or it hasn’t rained in a while, the dirt around your home or business shouldn’t be wet. If your sewer line is leaking under the foundation, you may not notice it for years. Over time, this can erode the building’s concrete slab. - Damage to the building’s structure
If you have a water leak under our house, the expansive soil in Oklahoma will absorb the water and can swell up enough to lift the building and cause the foundation to buckle. This heaving, as it’s called, can cause uneven floors, cracks in walls and floors, and doors that drag on the floor. - Hearing water running when not in use
Another good sign that you have a leak under your foundation is the sound of running water when the plumbing fixtures are all turned off. You shouldn’t hear water running through your pipes if no one’s using a sink, toilet, shower, or other fixture. - Damp or warm spots on floor
If enough water leaks under the slab, it can seep up through your concrete floor. If your flooring is wet or has mildew under it, or if the baseboards are wet, you could have a leak. When a hot water line leaks under the foundation, you’ll notice warm or hot spots on the floor.
